Terms and Conditions

Check in is after 3 PM CST and check out is 10 AM CST. NO EXCEPTIONS. THERE IS A $50 PENALTY IF YOU ATTEMPT TO ARRIVE EARLY OR DEPART LATE. This policy is necessary to allow cleaning staff ample time between turns. You may not choose to arrive early/check out late and pay an extra $50.

This is a non-smoking unit. Unit should be inspected upon entry and if damage is present management should be contacted. 

Pets are not permitted under any circumstances. 

We do not rent to vacationing students or singles under 25 unless accompanied by an adult guardian. 

A Damage//Reservation deposit of $200.00 is required. This must be received within 7 days of booking the reservation. You may make the deposit payment with a check or credit card, but we will need credit card information on file for security deposit until inspection after your departure. Your deposit is not applied toward rent: however it will be refunded within 30 days after departure provided the following provisions are met:
No damage is done to unit or contents.

No charges are incurred due to contraband, pets or collection of rental fee or services rendered during the stay.

All debris, rubbish and discards are placed in dumpster and soiled dishes are placed in dishwasher and cleaned. Towels must be laundered and in the dryer drying. 

All charges made during the stay are paid prior to check out. 

No linens are lost or damaged. 

No early check-in or late check-out. Please refer to above policy regarding check in/out times. 

Renter is not evicted by the owner, law enforcement or anyone else. 

All items on inventory are present. PAYMENT Total payment is due 30 days prior to arrival. We accept Master Card, Visa, or Discover credit cards, personal or cashier checks. This payment shall be applied to the rental amount, and is not the same as the damage deposit. A copy of your photo ID may be required with payment submission. CANCELLATION Deposits made by credit/debit card which are cancelled more than 45 days prior to arrival are subject to a $30.00 deduction in the credit issued due to the credit card company’s transaction/processing fee. Deposits paid by check or money order will receive full credit for reservations cancelled more than 45 days prior to scheduled arrival. Cancellations made less than 45 days prior to arrival forfeit the full advance payment and the damage/rental deposit. We will however, put the unit back on the rental market and make every effort to re-rent. If the unit does rent again, full payment will be refunded. 

MONTHLY RESERVATION CANCELLATION Monthly renters must cancel 180 days prior to check in. Longer minimum stays may be required during holidays. If a guest is staying less than 3 days they will be charged the 3-night rate. 

NO DAILY MAID SERVICE - While linens and bath towels are provided in the unit, daily maid service is not included in the rental rate. Towels or linens are not to be taken outside of the unit. We suggest you bring beach towels. Since all towels must be laundered prior to check out, you might find it beneficial to take along a few towels from home for use the morning of check out. It certainly isn’t necessary for you to do so, but it can help with the morning check out procedure. 

FALSIFIED RESERVATIONS: Any reservation made under false pretenses will be subject to forfeiture of advance payment, and eviction from the property. 

WRITTEN EXCEPTIONS: Any exception to the above mentioned policies must be approved in writing in advance. 

PARKING PASSES: Display permit on the mirror of your vehicle at all times. Failure to do so will result in towing at renter's expense. If you have friends planning to visit you, but not staying in the condo, they will need to obtain a visitor’s pass from the security guard. 

HURRICANE/ STORM POLICY: No refund will be given unless: The National Weather service orders mandatory evacuation in a "Tropical Storm/Hurricane Warning Area and /or a mandatory evacuation order has been given for the Tropical Storm/Hurricane Warning area of residence of a vacationing guest. The day that the National Weather Service orders a mandatory evacuation, we will refund any unused portion of rent from a guest currently registered, scheduled to arrive and wants to shorten their stay, to come in after the hurricane warning is lifted and any advance rent collected or deposited for a reservation that is scheduled to arrive during the Hurricane Warning period.
